Should I get a lot classification report?

Simple Answer: Yes!!!

If you are thinking of developing a new home, or extending your new home, you would like to have peace of mind that your home will last forever. A site classification report will provide you with a soil analysis outlining the soil conditions and profiles of your site. The design of the appropriate foundations for all types of buildings is based upon an assessment of the subsurface conditions in order to determine its soil classification.

Whether it is for your home, another residential, industrial, commercial or institutional project, a lot classification is required and is based upon the expected movement of foundations. Typical soil classifications include the following:

  • Class ‘A’ – Little or no ground movement
  • Class ‘S’ – Slightly reactive sites
  • Class ‘M’ – Moderately reactive sites
  • Class ‘H1’ – Highly reactive clay sites. May experience a high amount of ground movement as a result of moisture changes.
  • Class ‘H2’ – Highly reactive clay sites. May experience very high ground movement as a result of moisture changes.
  • Class ‘E’ – Extremely reactive sites
  • Class ‘P’ – Problem site

A site classification report is prepared in accordance with the Australian Standards AS 2870-2011 Residential slabs and footings; and AS 1726-2017 for Geotechnical Investigations.

This report then provides the important information for your structural engineer to design the foundations of your future home. This will allow your builder to foresee any challenges and, obstructions that they might need to consider during the construction of your project. Some of the unforeseen challenges include (but not limited to) identifying rock, water table, soft and collapsing soils, etc.

Without this, engineers can only assume the soil type and it is up to the builder to determine during construction.

Wind classification for sites are also shown on lot classification reports, which can be used by both engineers and frame & truss manufacturers.
